House Rules
The rental agreement below is required to be submitted after booking confirmation. This is a requirement to stay at our property.
GUEST RENTAL LICENSE AGREEMENT (v09.26.23)
The Great Pyrenees
This Guest Rental License Agreement (“Agreement”) is made by and between Edward Lui (“Owner”) and ______________________________ (“Guest”) as of the date last written on the signature page of this Agreement. Owner and Guest may be referred to individually as “Party” and collectively as “Parties.” For good and valuable consideration, the sufficiency of which is acknowledged, the Parties agree as follows:
Property. The property is a 6 bedroom, 4 bathroom residence located in Albrightsville, PA (the “Property”). Guest is responsible for purchasing additional supplies after items in the starter kit run out. Guest is responsible for bringing or purchasing any additional supplies and all food and beverages (including salt, pepper, and cooking spices). Guest agrees to exercise care in the treatment of the accommodations and furnishings and to leave the house the same way or better than how they received it during check in. The Property is fully furnished and comes equipped with the following amenities.
Normal housekeeping cookware, utensils, dishware, and glassware
Pillows, comforters and linens are provided for each bed.
Kitchen towels, bath towels; hand towels for each bathroom; bath floor mats
Starter items:
Toilet paper
Paper towel
Kitchen trash bags
Dishwasher detergent
Laundry detergent
Fabric softener sheets
Dish sponge
Hand soap, dish soap, and basic cleaning supplies (all purpose cleaner, mop, broom, and vacuum)
Complimentary Wifi
Complimentary onsite parking (maximum of 8 cars) - Please park only on the driveway. Unregistered vehicles or vehicles found parked/driving over lawn will be assessed a fine of $50/vehicle/occurrence.
Rental Party. Guest agrees and certifies that they are 25 years or older and agrees to provide a copy of a valid Driver’s License in conjunction with signing this Agreement.
All persons in the rental party will be bound by the terms of this Agreement. Only persons listed on this Agreement may stay at the Property. “Rental Party” means Guest plus the following persons:
The total number of adults in the Rental Party will be _____. The total number of children under the age of 18 in the Rental Party will be _____. The total number of pets in the Rental Party will be _____. Guest agrees and certifies that the pets in the Rental Party are well behaved and house trained (see pet section below for additional pet policy details). Guest agrees that the Property will not be occupied by minors (under the age of 18), unless a supervising adult is present and the signer(s) of this Agreement is also present.
Maximum Occupancy. The maximum occupancy for the Property is limited to 16 people (not including infants 2 years or younger) at any time, unless prior approval has been given for more. Once approval has been granted for groups larger than 16 persons, there will be an additional $50 per person per night charge for each person who stays at the Property above the maximum occupancy limit.
No Rights of Tenancy. Guest acknowledges and understands that he/she is a temporary guest of the Property and not a tenant. Nothing herein confers any rights of tenancy upon Guest.
Rental Period & Check-in. The term of the rental period shall begin on ____________________ (“Arrival Date”) and shall end on ____________________ (“Departure Date”). The Property will be ready for Guest’s occupancy at 4:00 P.M., on the Arrival Date, and the Property must be vacated by 10:00 A.M., on the Departure Date unless otherwise authorized. If Guest would like an extension on these times, please contact the property host 24 hours before your arrival/departure. Extensions are not guaranteed. Hosts will need to check with housekeeping and see if the Guest request can be granted. Authorized extensions will incur an additional charge of $50 per hour. If the guest remains on the property past their authorized checkout time, the guest agrees to pay a $200 late checkout penalty fine.
HOA and Township Rental Rules. Guest agrees to abide by all HOA and Penn Forest Township rental rules at all times while at the Property and shall cause all members of the Rental Party to do the same. Failure to abide by these Rental Rules shall result in the Rental Party being asked to vacate the Property and the forfeiture of any rental payments, fees, and/or deposits.
Property Care. Arrival and departure inspections are done on the property before and after each Guest stay. Guest is responsible for immediately reporting to property host via photography if he/she notices any damages and/or missing items. Failure to report may result in charges if these items are missing or damaged upon checkout. Guest agrees to surrender Property in the same condition as of commencement of the rental period, reasonable wear and tear expected. Guest agrees to reimburse Owner the amount of all damages/extra charges, lost rentals and community fines associated with Guest’s stay, including reasonable attorney fees. Guest will be responsible for any cost of repair or replacement required as a result of damage caused by the Rental Party during the rental term. The following list contains examples of items that the guest will be charged extra for (not an exhaustive list):
Stains on furniture, carpets, linens, towels, bedding.
Any damages found upon check out that the guest did not report via photography during the check in process.
Missing items found during check out inspection (e.g. missing remotes, pool ball, pucks, etc).
Movement of furniture from its original location.
Burnt on food or damages to cookware.
Loose trash or leaky bags resulting in extra dirty trash carts. Not complying with the trash rules.
Leaving the house excessively dirty resulting in additional cleaning hours.
Turning off the pilot light to the fireplaces.
Dirty dishes found during checkout inspection.
Turning off or tampering with the arcade game system.
Owner shall have the right to inspect and make repairs to the property, its fixtures, appliances, furnishings, and facilities during the rental period. Please see addendum A for check in procedures and addendum B for check out procedures.
Rental Rate, deposit and Fees. As listed in the Airbnb/VRBO reservation system or separate agreement and subject to change. Refer to the official reservation for details. The home will be checked upon Guest departure and if a security deposit was charged to the Guest, the security deposit will be refunded within 15 days from guest Departure Date less any itemized damages, citations or extra charges.
Cancellations/Refunds - Refer to the official reservation for details. Please review cancellation policy on Airbnb/VRBO or direct booking website.
Property Access - Main entrance access code will be provided the morning of your check in date. If for any reason Guest is denied access to the subject property, Owner Liability shall be limited to the return of all monies paid on account.
Community Amenities - Community amenities include access to a private beach area, outdoor community swimming pool, lake access for fishing and non-motorized boating, basketball and tennis court areas. Beach and community pool opens Memorial Day weekend and closes Labor Day weekend (dates are subject to change by the HOA).
Community Rental Registration Form - In order for Guest to have access to amenities, Guest must complete this form and submit it to Owner within 5 days of receipt. Failure to do so may result in loss of access to HOA community dumpster and amenities.
Once complete, an HOA Packet will be provided to the guest. This packet contains 8 wristbands for HOA amenities and car tags that will be necessary to use the community dumpsters. Owner will leave this packet for guest by the front door. The value of this packet is $50 and is paid for by the Owner. Guest is responsible for checking the contents of this packet upon check-in and must contact the Guest Coordinator on the day of check-in if it is missing. If the guest fails to report this on the day of check in, they forfeit their rights to using the HOA amenities and will be responsible for paying additional costs associated with trash removal.
The HOA DOES NOT offer the option to purchase more wristbands. Wristbands are required at all times for anyone over 4 years old when enjoying community amenities. Wristbands are for use during your entire stay.
Firepit - No fires are allowed on the property.
Hot tub - The hot tub is cleaned and chemically balanced by a certified technician prior to your arrival and the temperature is set at 90F. For stays under 7 days, the hot tub should not need to be serviced during your stay as long as you comply with the rules below. For stays greater than 7 days, the hot tub will be serviced once a week. If you require additional hot tub servicing than what is outlined here, there will be an additional charge for each extra servicing. Rules for keeping the hot tub clean and working properly during your stay:
Do not add any bubbles or any other bath products to the hot tub
Rinse body before entering the hot tub
Avoid spilling drinks/food or introducing any bodily fluids into the hot tub
Keep the hot tub cover on when the tub is not in use
Please wash off all sand after playing on the volleyball court before entering the hot tub.
On occasion, the tub may require a deep cleaning and draining prior to your visit. If that is the case, the tub temperature may require some extra time to reach the targeted temperature of 90F.
The Guest assumes all responsibility for the safety of all children using the hot tub.
Malfunctions - Guest shall not be entitled to any refund for inoperable appliances, hot tubs, arcade system, tvs, electronic items, etc. Owner, upon being notified by Guest, of any malfunction, will make every reasonable effort to have such items replaced or repaired but this cannot be guaranteed.
Pets - UNAUTHORIZED PETS are prohibited and are grounds for immediate termination of contract resulting in immediate eviction and loss of security deposit or $500, whichever is greater. Guest could be liable for professional carpet cleaning, duct cleaning, and additional damages if an unauthorized pet is found on the property. Guests must adhere to the following pet policy if owner agrees to allow said pet(s) on the property:
Only dogs are allowed and no more than 2 are allowed per stay unless otherwise authorized.
A pet fee of $250 for the first dog and $50 for all subsequent dogs will be required. This fee is for the privilege of having a pet at the property. It does not cover damages or stains caused by the pet.
Dogs must be house trained and well behaved.
Dogs are not allowed on any furniture (i.e. sofas, beds, etc)
Dogs are not allowed in any carpeted area.
Dogs must not be left unattended in the house unless crated.
Guest must pick up and appropriately dispose of dog excrement from the property and community areas.
Prohibited at Property - FIREWORKS, FIRES, INDOOR SMOKING, HOUSE PARTIES AND ILLEGAL DRUG USE are prohibited and are grounds for immediate termination of contract resulting in immediate eviction and loss of security deposit or $500, whichever is greater. This would include loud music or noise levels, drunken behavior, drug use or activity that results in neighbor complaints or police reporting. Guests will face possible State prosecution for using fireworks on this property. Guests could also be liable for professional carpet cleaning, duct cleaning, re-painting and additional damages.
Quiet Hours - 10pm to 8am - Refrain from loud outdoor and indoor noise between the hours of 10pm and 8am. Please keep noise levels from music and loud talking to a reasonable level at all times.
If we receive a neighbor or Code Enforcement Officer complaint, the following will be enforced:
1st time - $50 fee
2nd time - $500 fee
Surveillance Devices - Exterior house cameras are installed for the security of the Guest and owner. We have cameras to monitor the entry, driveway and backyard and decks.
Trash - Trash must be bagged and taken to dumpsters located across the street from community Main Office - 44 Towamensing Trail. No trash/garbage is to be left at the dumpsters or in the parking lot when the dumpsters are closed. No trash/garbage is permitted to be stored outside. Plastic trash bags are NOT appropriate for outdoor trash storage. All license plate numbers on valid trash permit/passes must match that of the vehicle that they are in at the time of trash disposal. Violators will be cited and permits/passes will be confiscated. There will be no exceptions. Guest will be charged a trash fee of $10 per bag for each trash bag left on the property.
Limitation on Liability. Owner is not responsible for any accidents, injuries, or illness that occur to any member of the Rental Party or Guest’s visitors while in the Property or on the Property. Owner is not responsible for loss of personal belongings or valuables belonging to any member of the Rental Party or any of Guest’s visitors. Guest agrees to assume the risk of any harm arising from use of the Property. UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL OWNER BE LIABLE TO GUEST OR TO ANY OTHER PERSON FOR ANY DAMAGES OF ANY NATURE WHATSOEVER INCLUDING ARISING OUT OF OR RELATING TO THIS AGREEMENT OR GUEST’S RENTAL OF THE PROPERTY OR USE OF THE PROPERTY. IN NO EVENT WILL OWNER BE LIABLE FOR ANY DAMAGES IN CONNECTION WITH THIS AGREEMENT EVEN IF OWNER SHALL HAVE BEEN INFORMED OF THE POSSIBILITY OF SUCH DAMAGE.
Indemnification. Guest acknowledges that the use of the Property by the Rental Party and Guest’s visitors is entirely at their own risk. Guest will indemnify and hold harmless Owner from any and all expenses, costs, damages, suits, actions, or liabilities whatsoever arising from or related to any and all loss of, or damage to, personal property, injury or death resulting from the use or occupancy of the Property, or the failure of any member of the Rental Party or Guest’s visitors to observe the Rules and restrictions set forth in Paragraph 7.
Violation of Agreement. If Guest, Guest’s visitors, or any member of the Rental Party violates any of the terms of this Agreement, including but not limited to maximum occupancy, visitors, or the Rental Rules, Owner may evict Guest and the Rental Party from the Property, and Guest will forfeit all rent and deposits paid. Should Owner elect to hire an attorney to collect any sums due under this Agreement or enforce any provision of this Agreement, Guest shall be liable for all reasonable attorney’s fees incurred by Owner.
Governing Law. This Agreement and all transactions contemplated by this Agreement will be governed by, and constructed and enforced in accordance with, the laws of the Commonwealth of the Pennsylvania (including its conflicts of laws provisions).
Severability. If any provision of this Agreement is held to be invalid or unenforceable in whole or in part, the remaining provisions shall not be affected and shall continue to be valid and enforceable as though the invalid or unenforceable parts had not been included in this Agreement.
Entire Agreement. This Agreement represents the entire understanding and agreement between the Parties with respect to the subject matter of this Agreement and supersedes all other negotiations, understandings, and representations (if any) made by and between the Parties.
Addendum A - Great Pyrenees Check-in Procedures (v09.21.23)
Check-in is at 4pm (unless prior accommodations have been made).
Front door smart lock access code will be provided the morning of check in. Watch our FAQ video for instructions on how to operate.
Guest binder and HOA envelope containing car tags and wristbands are located in the wall mounted folder by the main entrance. Please notify us immediately if it is missing or car tag info is incorrect.
Visit Towamensing Trails Office to pick up additional car tags if applicable
Hot tub lock combo is: 0705
Please contact the property manager via the VRBO or AirBnb platform or by email to report any cleaning issues, pre-existing damages or stains you noticed upon check in to avoid being charged for them after check out. Photos are required.
During Your Stay
Please note: water heater capacity can be used up if taking many showers/baths at one time and it may seem like there is no more hot water. Please stagger your showers to prevent this from occurring. If this occurs, refrain from running washer and dishwasher and turning on hot water at faucets for a few hours to allow for the hot water heater to heat up.
Initially after filling the refrigerator and freezer with all your food items during check in, allow the fridge and freezer some time to cool/freeze your items.
NO trash is to be left outside at any time during your stay. Trash center hours are:
M, W, F: 7am-3pm
T, Th: 10am-6pm
Sat, Sun: 7am-7pm
5 bag maximum per day per vehicle. Must have valid car tag to access trash center
Please leave all furniture in its original location.
All TV remotes are located in the remote holder next to the TVs. Do NOT remove remotes from their respective rooms.
Outdoor quiet hours are from 10pm-8am
Addendum B - Great Pyrenees Check out Procedures (v.09.21.23)
- Checkout is by 10am (unless prior accommodations have been made). There is a late checkout penalty fee of $200 if you remain on the property beyond your authorized checkout time.
- Make sure the STOVE AND GRILL BURNERS AND THE OVEN are turned off.
- Clean up and properly dispose of all trash. All trash and recyclables are to be taken to the community trash center upon check-out.
- Do NOT turn off or unplug the arcades.
- All TV remotes and TVs are labeled, please make sure all remotes are in the correct room. Any missing remotes will be charged to your account. Please remember to log off any personal streaming you used on the smart TVs.
- Remove all items from refrigerators/pantry/dressers. All perishable food items brought in must be removed or disposed of. All personal items left behind will be discarded.
- Place all used dishes/utensils in the dishwasher and run it. All dishware, utensils, pots/pans, etc should be clean or in the process of being cleaned upon check-out.
- Leave towels in a pile in the bathrooms.
- Close and lock all doors and windows before you leave.
- All furniture must be in its original location.
- Please clean up after yourselves. There will be an extra cleaning fee if the house is left extra dirty or messy. Thank you.
